Batumi is Georgia’s main seaside resort and the capital of Adjara on the Black Sea. Almost all new housing here is apartments in towers: in the centre and the Old Town, along the New Boulevard and on Airport Highway. To the south, in Gonio, the buildings sit closer to the hills and there are townhouse communities; to the north, in Kobuleti and Tsikhisdziri, resort complexes by the beach.

The “from” price is the most affordable unit; the final figure depends on the floor, the view and the layout.
Can I buy a ready apartment in Batumi, or only off-plan?
Both. Blue Sky, Next Downtown Batumi, Mziuri Gardens and Gonio Riviera Estates are already completed; the other 35 projects are under construction and usually sold in instalments directly by the developer.
Does buying property in Batumi grant residency?
Yes, from 150,000 dollars. The threshold rose from 100,000 on 1 March 2026; deals closed earlier are assessed under the old rules. The permit is issued for a year and can be renewed. In Batumi, 5 of the 39 projects start at or above this amount; in the others it depends on the size of the unit.
Can a foreigner buy property in Batumi?
Yes, on the same terms as a citizen. No permits, no restrictions, no special status — the only exception is agricultural land.
Do I have to come to Batumi to buy?
No. The purchase can be completed by power of attorney: we film the property, collect the documents and handle registration without you travelling. Coming is better, of course — but it is not a condition.
