Azure Tower

Azure Tower is a fifty-storey tower at 30 Rustaveli Avenue: the first line of Batumi Boulevard, at the entrance to Central Park, next door to the Sheraton. The boulevard is across the road and the sea about 350 metres away; Europe Square and Old Batumi a ten-to-fifteen-minute walk.

The frame is already complete, and the residences hand over at the end of 2027. The developer is the Turkish company 5M İnşaat — by its own account thirty years in the market and 35 government projects — working in Georgia through its local entity MC Construction.

The tower runs on hotel infrastructure: a 2,100 m² casino on the ground floor, a spa, gym, indoor pool and massage rooms on the second, and an à la carte restaurant with a 1,200 m² public terrace on the fourth. A business centre with co-working and conference rooms has its own entrance and three lifts. Concierge, security and maintenance work around the clock, and parking is underground.

Apartments are delivered turnkey. Owners can hand them to the management company, which rents them out and reports occupancy and income in an owner dashboard, while the owner may stay in the apartment free of charge for two months a year.

Layouts: studios from 29 m², one-bedroom apartments from 48 m², two-bedroom from 83 m². Prices from $107,670, or $3,600–4,900 per square metre depending on floor and view. A 30% down payment; the schedule for the balance on request.
