Why Invest in Tbilisi Real Estate

Foreign ownership rights, taxes, prices and rental yields in Tbilisi — based on 2026 data, without the sales pitch.

Tbilisi is Georgia's capital and the country's largest housing market. For a foreign buyer it stands out for three things: simple ownership rules, low taxes and rental demand that holds all year round.

Simple rules

A foreigner buys an apartment on the same terms as a Georgian citizen and receives full ownership. The only restriction is agricultural land.

Key facts:

  • There is no property transfer tax; you only pay the registry fee — 150–350 GEL depending on the timeline
  • Property tax applies only to families with an annual income above 100,000 GEL (under amendments passed in September 2026)
  • A home owned for more than two years is sold free of capital gains tax; within two years the rate is 5%
  • Property worth more than $150,000 entitles the owner to a residence permit

Prices

According to TBC Capital, the average asking price in Tbilisi in March 2026 was $1,341 per m², 4% higher than a year earlier. The most expensive areas are Vake (about $2,300) and the historic centre — Mtatsminda with Vera and Sololaki (about $2,200); the cheapest are Isani, Gldani and Didi Dighomi ($1,100–1,200). District by district — in our Tbilisi neighbourhoods guide.

Letting

TBC Capital estimates the average rental yield in Tbilisi at about 8% a year. Unlike resort Batumi, demand here is not seasonal: the city received about 3.8 million international visitors in 2025, and people study and work here — from students to staff of international companies.

The yield of a specific apartment depends on the district, the building and whether you let long-term or nightly — so we calculate it for the actual property, expenses included.

Staying in the country

Citizens of the EU, the US, Russia and many other countries can stay in Georgia for up to a year without a visa — enough to make Tbilisi a base for remote work. Since 1 January 2026, visitors need health insurance.
