Tbilisi Neighbourhoods: Where to Buy and What a Square Metre Costs
Vake, Mtatsminda, Saburtalo, Isani, Didi Dighomi, Gldani and Krtsanisi: what each district is like, its price per square metre from TBC Capital and who it suits.
Tbilisi is Georgia's largest housing market and a city of very different districts: from old quarters on the hillsides to large residential estates and new complexes on the edge of town. Below is how they differ and what a square metre costs in each.
What a square metre costs
According to TBC Capital, the average asking price for apartments in Tbilisi in March 2026 was $1,341 per m², 4% higher than a year earlier. District prices are based on listings, mostly the secondary market; new builds in central districts are usually more expensive.
| District | $ per m² (March 2026) |
|---|---|
| Vake | 2,276 |
| Mtatsminda (incl. Vera and Sololaki) | 2,171 |
| Saburtalo | 1,574 |
| Isani | 1,214 |
| Gldani | 1,151 |
| Didi Dighomi | 1,127 |
TBC Capital estimates the average rental yield in Tbilisi at about 8% a year. Demand holds all year round: the city received about 3.8 million international visitors in 2025, and it is also the country's business and student capital.
Districts
Vake
The most expensive residential district: Vake Park, quiet streets, good schools, cafes along Chavchavadze Avenue. Bought for family life and for long-term letting to expats. Our VR Vake Sky Tower is here.
Mtatsminda, Vera and Sololaki
The historic centre on the slopes of Mount Mtatsminda: old houses with balconies, views over the city, everything within walking distance. There are few new projects, so the metre is expensive. The area is popular with tourists, and nightly letting is common.
Saburtalo
A large residential district with universities, the metro and plenty of new builds — the most common choice for a balance of price and convenience. Trump Tower Tbilisi is being built here.
Isani
The left bank of the Mtkvari, on the metro, close to the centre. Noticeably cheaper per metre than the right bank — an entry point for a smaller budget.
Didi Dighomi
New residential complexes in the north-west: spacious, modern buildings, but far from the centre. Suits families buying for themselves.
Gldani
Large-scale housing in the north with some of the most affordable prices in the city. Better suited to long-term letting.
Krtsanisi
A quiet green district in the south of the city, next to a forest park. A country-style format within Tbilisi: our VR Krtsanisi Resort Residence.
