Trump Tower Tbilisi

The first Trump-branded residence in Georgia and the wider Caucasus. A 280-metre, 62-storey tower on the western rise of Tbilisi, in Saburtalo, at the centre of the new Downtown Tbilisi district.

The district is six towers and 514,000 square metres beside a restored Central Park on the site of the old hippodrome. Gensler did the masterplan and the architecture; two billion dollars is committed to the district. The developer is Archi, Georgia's largest residential developer — twenty years of work, 55 completed projects, more than seventy thousand residents. The Trump name is used under licence from The Trump Organization, and the district is delivered together with the Invia group.

The tower holds 850 residences, from studios to four bedrooms, the largest on the top five floors. Every apartment reaches an outside wall, and each side of the floor plate faces something different: the city, Central Park, the mountains. Floor-to-ceiling glass, curved corners, high ceilings. One specification throughout: travertine, pale oak, bronze, book-matched marble. Underfloor heating, climate control, filtered water and acoustic glazing come as standard.

Layouts: studio 40 m² (33 internal plus a 7 m² balcony), one bedroom 75 m² (60 plus 15), two bedroom 150 m² (108 plus a 42 m² terrace), three bedroom 167 m², four bedroom 193 m².

Four floors are given to shared space: pool, spa and fitness on level 4, sky amenities on 44 and 45, a roof terrace above. A residents' lounge, a library that doubles as a business lounge, a kids' club, panoramic restaurants and bars. A concierge around the clock, a separate residents' entrance, valet parking, housekeeping and security. Beneath the podium, up to 45,000 square metres of retail galleria: a food hall and bakery, cafes on planted terraces, a bookshop, a pharmacy, a wine merchant and boutiques around two planted atriums.

Next door, a 36-hectare Central Park and a hillside woodland being reforested and opened to the public, with trails, pavilions and an outdoor fitness ground on a loop that starts at the tower's own gate.

Twenty per cent down. Completion in the fourth quarter of 2031.
