Near Castle Villas

Near Castle Villas is a group of nine townhouses in Gonio, in a quiet green area between the Black Sea and the Gonio-Apsaros fortress — the Roman citadel is next door, hence the name. Batumi International Airport is about 15 minutes away.

Each townhouse has about 146 m² of living space on three floors, balconies and a private roof terrace. The ground floor (42.9 m²) holds the living room, kitchen and a guest WC, opening onto a private garden. The first and second floors (44.3 m² each) each have two bedrooms, two bathrooms and two balconies. The roof has a 38.5 m² terrace plus 14.2 m² of enclosed space. Ceilings are 3.2 metres high.

Facades combine brick, wood and natural stone, with panoramic glazing. Residents get a pool, spa and wellness area, a yoga and meditation space, an art zone and walking paths; the complex is run by a resort operator, so a townhouse works both as a home and as a rental. The developer builds the project itself, from foundations to roof.

Two finishes: "green frame" from $200,000 (walls, windows and utilities, no interior finishing) and turnkey from $260,000. A 20% down payment with an 18-month instalment plan. Completion in Q1 2028.
