Dreamland Oasis

Dreamland Oasis is a resort residential and hotel complex by Dreamland Development in Chakvi, on the Black Sea between Batumi and Kobuleti: ten hectares of gated, guarded grounds laid out like a botanical garden, with its own equipped beach. Central Batumi, the railway station, the Botanical Garden and Mtirala National Park are about 15 minutes away, Batumi airport about 30.

The complex has 15 residential buildings and the Dreamland Oasis hotel; 13 buildings are complete, two are under construction, and the whole project is due to finish in 2029. Inside are restaurants and bars, a spa centre, five outdoor pools, a water park, cinemas, sports and children's grounds and green relaxation areas — a holiday without leaving the gates.

Apartments are sold in four buildings. Building 13 (19 floors) was completed in 2025 and building C (4 floors) in 2016; building 12 (19 floors) hands over in March 2027 and building 15 (27 floors) in March 2029. All apartments are turnkey — finished, furnished, with appliances and a fitted kitchen. Studios with a kitchen are 37–53 m², one-bedroom 59–75 m², two-bedroom 70–80 m², three-bedroom 124–144 m². Ceilings are 2.9 m, with underfloor heating, aluminium lift-and-slide windows and hot water from a central boiler house.

Prices start at $112,598 for a studio with a kitchen in building 15 (developer price list of 14 October 2026), roughly from $2,700 per square metre. Buildings under construction come with an interest-free developer instalment plan: a 20% first payment and the balance until completion (20–20–60% until March 2027 in building 12, 20–30–50% until December 2028 in building 15). Completed apartments: a 40% first payment and a bank mortgage of up to 10 years.

Owners can hand the apartment to the complex's management company, which rents it out and runs it. By the developer's own calculation, after VAT, the management fee (20%) and income tax the owner keeps about 54% of the nightly rate.
